Our Design process gives us the ability to achieve the successful results our clients expect. From aesthetics to function, and budget to construction, we have many years of experience fine-tuning a design process for success. We recognize that every house is different, every site will have unique requirements, and as such, we will custom-fit our scope of services to respond to your needs.

Below is a general outline for Scope of Services on a custom home. However, please note that each project can be custom fit to meet your specific needs.

Phase One: Programming and Preliminary Design

• Preliminary conferences and project programming
• Review of existing conditions, zoning & code requirements
• Site visit, review, and documentation
• Schematic floor plan & design development

Phase Two: Bank Set and Drawing Development

• Front elevation & roof design & review
• All exterior elevations, building sections & review
• Preparation of electrical plans
• Coordination with structural consultants as required
• Preparation of preliminary specifications and allowances (if applicable)

Phase Three: Construction Drawings & Specifications

• Preparation of interior elevations and cabinet elevations
• Development of the construction drawings ready for permitting, bidding, and construction
• Construction Documents to include the following drawings:

1. Site plan
2. Dimensioned floor plans
3. Exterior elevations
4. Interior & cabinet elevations
5. Schematic roof plan
6. Details and sections
7. Electrical plans
8. Specifications (if applicable)

Phase Four: Construction Coordination

• Coordination with engineers and builder, ensuring our plans are ready to go!
